If you are looking for a regular loan, then take a little time to know how to choose a valuable one. Getting the wrong kind can result in a lot more cost to you.

Know the different types of mortgage refinance lenders and the different types of mortgage refinance products that are available. Besides this, you will want to look at what types of loans are available for those who want to refinance. You may also want to read up on why the newer loans may not be the best thing for you – or maybe they are, in your case.

Also, look at your credit report and make sure it is in good order before you apply. These often contain mistakes, many times simple ones, but it will raise your interest rates or could even prevent you from getting a loan at all.

Negotiate the mortgage refinance loan that suits your needs. Many times the compensation a lender makes on refinancing a mortgage is dependent on the terms of the mortgage so it is up to you to make sure that the loan received is the most advantageous for you.

The market for refinancing mortgages has become so crowded and competitive that it is fairly easy to find several lenders to compare. You might use a broker. The newspaper and the yellow pages are also good places to start. If you are comfortable negotiating the Internet, it is an excellent resource. There are many services online which will perform a preliminary search for a lender. Your current mortgage lender should also be included in this group.

There are also bad credit mortgage companies that provide mortgages to people in special circumstances. Before you actually accept any loan and sign on the line for it, you want to take one more step. If you are not familiar with the name of the company, then you will want to do a little research.

Top 7 Reasons To File Your Income Tax Returns On Time

Here are seven reasons for not being late filing your income tax returns.

1. Avoid Late Filing Penalties

Late filing can result in substantial and continuing penalties. This is in addition to any interest that is due.

2. Receive Better Service from Your Accountant

The earlier you get your paperwork to your accountant, the sooner he can start preparing your tax returns. More importantly, there will be more opportunities to explore and implement tax saving strategies. On the other hand, if you file late, you tie your accountant’s hands. For example, he may hesitate to retain profit in your corporation if such profit will be subject to substantial penalties.

3. Avoid Criminal Charges

Of course, if you don’t file tax returns at all for a few years, you may also face charges of tax evasion.

4. Prevent Bankruptcy

Generally speaking, persons who don’t file tax returns on a timely basis also lack adequate records for managing their business. Since they don’t keep their bookkeeping and accounting up-to-date, they only think they know how they’re doing and how they stand financially. This, of course, is a recipe for financial disaster.

5. Enjoy Better Relations with Tax Authorities

Late filers also receive the unwanted attention of the taxation departments. Non-compliance can result in audits, aggressive collection action and legal proceedings. In addition, if you ever do have extenuating circumstances that might call for some leniency or extraordinary consideration on the part of the tax department, you are more likely to receive it if you have a flawless history of co-operation and compliance.

6. Obtain Financing

You’ll have difficulty obtaining financing if you can’t provide your financial institution with current income information. Assessment Notices from taxation authorities give banks more assurance that the income claims you make are true. As well, if you haven’t filed your current income tax returns, what hidden tax liabilities exist? What is the state of your record-keeping? How do you run your business without adequate financial information? Your bank may hesitate to loan you money or refinance under these circumstances.

7. Reduce Stress and Worry

Many people who are late filing their tax returns feel guilty about it. At the back of their minds, they worry about taxation authorities contacting them, audits, asset seizures, criminal prosecution, penalties and interest, and so on. Some of these worries can become magnified beyond what the actual situation warrants. Save yourself unnecessary stress by filing your income tax returns on time.

Receiving a Home Refinance Loan

The main reason that most individuals consider receiving a home refinance loan is so that they can consolidate their debts. Each of the separate debts and loans that an individual has may be combined into one loam with a lower interest rate, which may be paid off over a certain amount of time. All-in-all, debt consolidation may be understood very easily. However, you should know that refinancing for debt consolidation may cost individuals a lot more money in the long run, in most cases.

The very first essential part of developing an understanding of refinancing your home for debt consolidation purposes is to know exactly what debt consolidation is. Debt consolidation is where each of the debts that an individual already has, credit cards, personal loans, lines of credit, and automobile loans will be moved into one loan for debt consolidation, which is secured by your real estate.

What this means is that the individual is still going to have to pay for everything which is owed from all of the previous loans. However, within most cases, the interest rate for one single loan is going to be a lot lower than all of the rates from all of the other loans within the past. The loan is also going to be subject to its own individual terms, repayment period, and interest rates that are involved within the loan terms.

Each of the terms that are involved within the loan that was used before you refinanced your home for debt consolidation is no longer going to be valid. All of these terms for the loan are going to be specified when the individual takes out the refinancing for the debt consolidation plan.

Even though a home refinance loan for debt consolidation purposes may help to simplify an individual’s life it can cost a lot more money over an extended period of time in most cases. Even though there will be lower monthly payments in the majority of cases this is only going to results in more money for you to pay in the long run. However, the interest rate may be lower, but you should know that the lower interest rates aren’t going to be the main factor for you to consider when you are refinancing for debt consolidation. All of the debts that were involved with each of the previous loans, as well as the length of the loan and the actual amount of money that the loan’s value is worth overall will be huge factors for refinancing your debt consolidation, so you need to make sure that you consider all of these things before you work on refinancing.

Residential Mortgages (part 1)

Choosing a residential mortgage in today’s market can seem like a daunting task. The borrower can be faced with a myriad of choices. Each lending institution presents their respective claims to the enquiring borrower in an attempt to entice them to use their residential mortgage product. Each one assures the borrower that their product is the best residential mortgage that they can get.

This is not always the case. Terms for residential mortgages can vary widely between lending institutions, even for those with bad or less than perfect credit. There is also often latitude in interest rates for residential mortgages, depending again upon the lending institution and what terms the borrower is looking for.

Here are some of the considerations for borrowers looking for a residential mortgage: A loan for no more than 80% of the appraised value or purchase price of the property (whichever is less) is a conventional residential mortgage. The remaining 20% required for a purchase is referred to as the down payment and comes from your own resources. If you have to borrow more than 80% of the money you need, you’ll be applying for what is called a high-ratio residential mortgage. If you are self-employed or don’t have verifiable income, most traditional lending institutions won’t go over 75% on a conventional residential mortgage.

If high ratio, the residential mortgage must then be insured by the Canada Mortgage and Housing Corporation (CMHC), Genworth Financial Canada (Genworth), or AIG. The fee that the insurer will charge for this insurance will depend on the amount you are borrowing and the percentage of your own down payment. Whethor or not you are self-employed and have verifiable income or if you have a bad credit history will also determine the amount the insurer will charge. Typical fees range from 1.00% to 7% of the principal amount of your residential mortgage.

With a fixed-rate residential mortgage, your interest rate will not change throughout the entire term of your mortgage. The benefit of this is that you’ll always know exactly how much your payments will be and how much of your mortgage will be paid off at the end of your term. With a variable-rate residential mortgage, your rate will be set in relation to the prime rate at the beginning of each month. The interest rate may vary from month to month (although your payment remains the same). Historically, variable-rate residential mortgages have tended to cost less than fixed-rate residential mortgages when interest rates are fairly stable. You can potentially pay off your residential mortgage faster with a variable rate residential mortgage.

The term of a residential mortgage is the length of the current mortgage agreement. A residential mortgage typically has a term of six months to 10 years. Usually, the shorter the term, the lower the interest rate. Two years or less equals a short-term mortgage. Three years or more is usually a long term mortgage. Short-term mortgages are appropriate for buyers who believe interest rates will drop at renewal time. Long-term mortgages are suitable when current rates are reasonable and borrowers want the security of budgeting for the future. The key to choosing between short and long terms is to feel comfortable with your mortgage payments.

After a term expires, the balance of the principal owing on the mortgage can be repaid, or a new mortgage agreement can be established at the then-current interest rates. Open mortgages can be paid off at any time without penalty and are usually negotiated for a very short term. Homeowners who are planning to sell in the near future or those who want the flexibility to make large, lump-sum payments before maturity will find this type of residential mortgage helpful. Closed mortgages are commitments for specific terms. If you pay off the mortgage balance before the maturity date, you will pay a penalty for breaking the term. The good news is, refinancing a residential mortgage for a lower rate or more attractive terms can often offset any penalty incurred by breaking the term.

Residential mortgages are available through banks, mortgage companies and private lenders. Mortgage rates vary widely. Traditional banks offer some very low rates. However, due to their restrictive lending criteria, they are prevented from providing residential mortgages in many instances. Previous bankruptcy, bruised credit (bad or less than perfect credit), or even owning multiple properties can make it difficult or even impossible to obtain residential mortgages through traditional banks.

Hard money residential mortgages are available through private lenders. Unlike traditional banks, private lenders have more flexible lending criteria. Also known as hard money lenders, private residential mortgage companies focus more on a clear method of repayment and the current value of a property rather than looking exclusively on your personal financial package, which may indicate bad credit.

Private lenders are often able to fund a residential mortgage if there is a clear picture of how the loan will be paid back. When determining whether to fund a residential mortgage, private lenders will often look at the ratio of income to expenses. Unless a borrower has repeated defaults and bankruptcies, private lenders are not as concerned if the borrower has bad or less than perfect credit.

When applying for a residential mortgage, be prepared to provide your residential mortgage company, be it a bank or a hard money private residential mortgage lender, with the following:

– A completed standard residential mortgage loan application, which includes a personal balance sheet
– A description of the use of proceeds of the residential mortgage you are seeking (strictly refinance, debt consolidation, home improvements, etc.)
– A description of the property
– The current value/purchase price of the property
– An estimate of the property’s value after improvements, if any
– For a hard money loan, provide an exit strategy for the residential mortgage
– Will you refinance this mortgage with a traditional bank after making improvements or alterations to the existing property or some other scenario?

Owners considering a residential mortgage refinance will find many unique loan programs. Specialists of commercial and residential mortgage refinancing offer some of the best loan options available, most of which your local bank simply does not have. Refinancing your residential mortgage is not an act exclusively reserved for the time your residential mortgage matures. There are some great reasons for refinancing your residential mortgage prior to this. If you have selected a private hard money lender who is a good match for your loan scenario, you will be able to speak directly with the decision makers, avoiding the ‘run around’ that so many hard money borrowers fall prey to. You are told that your loan is going through, only to hear the next day that the lender has elected not to take on your hard money loan and now your loan is on another desk in yet another private lender’s office – or worse, on the desk of another broker who may know a broker who knows a lender who may want to fund your loan. Sometimes, the choice of direct lender is based more on the commission the broker will get than on your best interests.

By working with a private hard money lender, you can avoid the ‘run-around’ and may be able to close more rapidly. After all, no one knows your situation like you do, no one can explain any extenuating circumstances better than you can, and no one is as committed to your hard money loan as you are.

The advantage of working with a mortgage broker is also clear: a seasoned, well-informed, honest mortgage broker will have the knowledge of and direct access to the private hard money lenders in Ontario, Canada, and the United States. A mortgage broker will know where your loan has the best fit. A good mortgage broker will help you ‘package’ your loan to your best advantage, helping you determine how much to expect based on the equity in your property, how soon you need to close the deal, and more. A good mortgage broker will be able to assist you through the lengthy application process and submit your loan request to the best privatelenders for your situation. More often than not, working with a mortgage broker will save time. By representing you and presenting your loan request to the best private lenders, it often makes the transaction run more smoothly and take less time than if you were to take on this task yourself. This often saves you time and trouble in the long run and be well worth the cost of using a mortgage broker.

Cash May Be Available Through Refinance Loan

For homeowners who have been in their homes for a while, one of the easiest and possibly cheapest ways of getting money out of their house is to refinance their home loan. Depending on the interest rate being offered on home loans, they may also be able to save money on the cost of their loan as well as on the loan’s monthly payments.

Many homeowners bought their houses during the boom a few years back when interest rates were lower by agreeing to a fixed rate mortgage for a set number of years. With the loan converting to a variable rate hinging on the prime rate and in recent years when the prime rate went skyward they find themselves struggling to keep up with the payments. In many cases, they have not been able to make the payments and for different reasons have not been able to refinance the mortgage, ending up with the home loan being foreclosed.

Those who are able to refinance, have also been able to realize extra cash by taking the money earned as equity on their home as part of the loan process. Equity in a home is the difference in the appraised value of the property and balance due on the mortgage and in most cases, after about five years it will be a positive number. Those who are able to refinance their home loans are usually able to receive a loan of about 80 percent of the appraised value, using it to pay off the original loan and have cash left over for other uses. Stellar credit reports can sometimes realize a loan of 100 percent of the value.

Unfortunately, not all houses increase in value and houses that may have fallen into disrepair or been heavily damaged by disaster, may not be appraised at an amount equal to the loan balance. This is considered negative equity and obtaining a refinance loan is usually not possible. For a few, their only option is to either attempt to sell the house for less than they owe, or allow it to go into foreclosure and lose everything they have paid to date.

Home refinance plans are available to those with a clean credit history and in addition to the money available through the equity of the home; they can generally see additional savings through a lower interest rate. It is almost always better to obtain a new loan through the company holding the original mortgage as often the loan can go through quicker and the payment history has already been established. By lopping a percent or two off the interest rate, converting to a fixed rate mortgage, the loan payments will also drop saving money on a monthly basis. Be sure to fully understand the terms of your loan and payment information. If you feel you are not getting the best deal, be sure to shop around for better rates. You may find that you can get exactly what you want by comparison shopping.

If you are interested in applying for and obtaining an unsecured debt consolidation loan, you will want to consider the Internet and World Wide Web as a resource for this type of financing. Through this informational article, you will be provided with pointers about how you can go about finding an unsecured debt consolidation loan on the Internet and World Wide Web.

Debt Consolidation Directory Services

In searching for and seeking an unsecured debt consolidation loan and an unsecured debt consolidation loan lender online, you will want to take advantage of one or another (or more than one) of the different directory services that are now in operation on the Net. There are now some reputable and independently owned and managed lender directory services that can provide you some basic information about what is available to you online today when it comes to options for unsecured debt consolidation loan lenders.

As an important caveat, you will want to make 100% certain that you are dealing with a truly independent directory service on the Net. In fact, these websites are nothing more than mere portals to a specific unsecured debt consolidation loan lender.

In your search for an unsecured debt consolidation loan and an unsecured debt consolidation loan lender, you might want to consider what is available to you in the way of debt counseling services that are in operation on the Internet.

By connecting with a debt counseling service on the Net, you will be able to undertake what will be perhaps a more comprehensive approach to not only dealing with your immediate debt control needs, but you likely will be able to map out a financial and debt management plan that will serve you well into the future.

Having been involved in the debt management arena, a debt counseling service will have a clear picture of which unsecured debt consolidation loan lender will be most able to assist you with your particular needs and objectives.

Debt Consolidation Lenders on the Net: Some Final Thoughts

Keep in mind that word of mouth is also helpful when looking for an unsecured debt consolidation loan lender on the Net. If you’ve friends or family members that have had to deal with debt related issues in the past and who’ve sought out the services of an unsecured debt consolidation loan lender, they will be in a position to tell you which lenders to seek out … and which unsecured debt consolidation loan lenders to avoid.

Finally, if an unsecured debt consolidation loan lender on the Net is promising you a deal that sounds far too good to be true … keep in mind that it probably is.
